It's because they know that you don't know what to ask. You get my personal attention and time. I work to let you know everything you can expect in every aspect of buying or selling a home. I want your time with me to be a training time where you will leave feeling like an expert on the process, not rushed and confused.

Have you heard your friends complain about an agent that stuck a sign in their yard and they never hear from them again? Me too. That's why I became an agent- it happened to me. I have become the agent I wish I had when I sold my first home- someone who calls because I know my sellers worry and want to know I am doing my job. When I sold my first home I had no idea who to trust - you can trust me.


 When we meet I will train you on what to expect in every situation of buying or selling, If you are selling retail (ie. making money on your home) we will talk about how to get the highest return. If you are in foreclosure, I know how to negotiate a short sale to get your home sold before repossession occurs and help save your credit. In fact, I was doing short sales before most agents had heard of them because I felt they were a great way to help people.

The minute you contact me I will set up an email system for you that sends you the new home sales and listings in your neighborhood so you know what's happening around you every day as it occurs.

I don't hide my knowledge from you, there's no private club, I want you to know what I know.

There are no upfront fees for listing your home with me. I get paid only if I get the job done- once your home sells. I offer a 90 day listing period instead of the six months most agents force you to commit to because I want you to evaluate what I have done for you and decide if you like me and want to work with me. I don't have to worry about losing your business because at that point I will have earned it!

Here's what happens IMMEDIATELY after you list your home with me....

1. I put your home on Cincinnati AND Dayton multiple listing services. I am a member of both because it gives you double exposure to buyers and agents.

2. I put MULTIPLE pictures of your home on the MLS and in my advertising. Ever see a home online and feel frustrated because you have no idea what the interior looks like? That's because the agent cut corners and didn't spend the extra few minutes to add those photos that could have sold you on that home.

3. I put a sign in your yard with my direct number on it, not just my office number. Most of the calls I receive come in on the evenings and weekends and some are from buyers who drove past another agents' signs in a neighborhood where I have a listing but got a closed office message. I'm glad other agents don't want to be available for their sellers, it gives me a chance to sell YOUR home instead :-)

4. I place your home's information and pictures in print and Internet ads (I subscribe to many websites that advertise to buyers locally and across the country).

5. I send an eCard about your home to my extensive buyer's list.

6. I contact you on a regular basis and give you timely updates, advice and information.

That's just the beginning of what I do, but it gives you an idea of what you can expect.

When we meet I will bring a report on what homes are selling for in your area- and not just any report, but the big picture. I don't sugarcoat my reports- you see the good with the bad sales prices. Beware of the cherry picked report when the agent conveniently leaves out the low sales or uses old sales prices from different market periods to convince you to list with them. I am trying to sell your house, not sell you on working with me. I will tell you what your home is really worth.

Know someone who had an agent tell them their home would sell for the price they wanted only to try to beat down the price after getting the listing? Me too- once again it happened to me. If I don't think your home will sell for what you would like it to I will tell you upfront, not after you sign up.

When we meet I can offer advice and references on people who do what you need done- reasonably priced repairs, home inspections, loans, insurance, etc. These are not names from the phone book but referrals to people I've actually done business with. I will tell you what REALLY needs to be done to get your home sold, not try to push things buyers don't really notice or care about.
I will answer your emails, texts and phone messages fast. My emails go to my phone and are answered by me personally. I am available when you need me, not just during regular business hours (see my testimonials).
